			<p style="font-weight: 400;">KARC Planning Consultants was retained to provide comprehensive construction administration and management (CA/CM) services for the design, permitting, and construction oversight of a 3,300-linear-foot force main and pump station project. The scope of work included securing all necessary building permits, managing RFIs and submittals, maintaining daily construction observation reports, and documenting field changes. KARC facilitated the resolution of contractor disputes and actively participated in site meetings and walkthroughs with the Town and regulatory agencies.</p>
<p style="font-weight: 400;">This project also included coordination and permitting with the NYS Department of Environmental Conservation (NYSDEC) and the Dutchess County Department of Health (DCDOH), from initial approvals through final Authorization to Operate. KARC also coordinated with NYSDEC on the decommissioning and removal from permit coverage of the existing wastewater treatment plant.</p>
<p style="font-weight: 400;">Additionally, KARC oversaw system testing, coordinated punch list completion, and ensured a smooth and timely final project closeout of the force main and pump station project.</p>

			<p style="font-weight: 400;">KARC Planning Consultants, Inc. provided comprehensive Project Planning, Permitting, Construction Management and Construction Administration services for The Village in the Hudson Valley, LLC, a Planned Residential Retirement Development (PRRD) and an Assisted Living Facility (ALF) on a 58-acre parcel in the Town of Lloyd, New York.</p>
<p style="font-weight: 400;">Planning services includes coordination with town officials and boards, State, County and Municipal oversight agencies, engineering firms and site contractors through a multi-year development and building process. Permitting for the project includes coordination with NYSDOT, NYSDEC, NYSDOH, NYSHPO, Ulster County Planning and the Town of Lloyd.</p>
<p style="font-weight: 400;">Construction Management included coordination with all aspects of engineering including site/civil, architectural, MEP, structural, electrical, third-party materials testing, contaminated soil mitigation, town engineers, and State, County and Municipal agencies, and monitoring contractors and sub-contractors work schedules and progress.</p>
<p style="font-weight: 400;">Over 20 gravity retaining walls utilizing the precast concrete Stone Strong System were designed for terraced earthwork stabilization. KARC monitored deliveries, placements, payments, and design changes, electricity, and internet services to PRRD and ALF, and continual communications with civil, architectural, electrical, structural, MEP and other engineering disciplines during the planning phases as well as during construction.</p>
<p style="font-weight: 400;">Continual planning and execution of construction phases are taking place throughout the project.</p>

			<p style="font-weight: 400;">KARC Planning Consultants provided Construction Administration services for the rehabilitation of an existing parking lot with new permeable pavement and stormwater infiltration system improvements for the City of Poughkeepsie, New York.</p>
<p style="font-weight: 400;">KARC provided oversight of preliminary subsurface explorations and geotechnical investigations and facilitated a resulting geotechnical report.</p>
<p style="font-weight: 400;">In addition, KARC provided a Construction Observation Specialist to monitor construction activities throughout the project and provided daily work reports, project photographs and communications with key stakeholders, contractors, and engineers.</p>

			<p style="font-weight: 400;">KARC Planning Consultants, Inc. provided coordination of preliminary geotechnical investigations and reporting, and Construction Observation services for two water storage tank replacements within the City of Middletown, NY.</p>
<p style="font-weight: 400;">KARC’s Construction Observation Specialist provided daily site visits, photo documentation and reporting for all aspects of construction required for the existing steel tank demolition and for the new tank installations. Observations of work performed included concrete slab placement, concrete tank installations, materials verification, final site grading, fencing, disinfection processes, and new connections to meet City standards and protocols.</p>

			<p style="font-weight: 400;">KARC Planning Consultants, Inc. provided the coordination of preliminary geotechnical investigations and reporting as well as Construction Observation for the Water Storage Tank Rehabilitation at Highland Avenue in the City of Middletown, New York.</p>
<p style="font-weight: 400;">Built in 1955, this 125’ x 26’ diameter 500,000 gallon welded steel tank required interior and exterior protective paint and welded repairs to the vent, hatches and telecommunications service attachments. Located in a residential area, full shrouding of the tank scaffolding was necessary for existing paint removal containment.</p>
<p style="font-weight: 400;"><span style="font-weight: 400;">KARC’s Construction Observation Specialist provided daily site visits that included photo documentation, materials verification and reporting of work progress throughout the life of the project. Due to the specificity of coatings applications, our Construction Observation Specialist recorded ambient temperatures and moisture, and maintained continual communications with the engineer. Observations covered all aspects of this challenging project including removal and relocation of cellular tower equipment attached to the tank, sand blasting, welding repairs, coatings specifications, and final disinfection procedures to re-connect the tank for municipal use.</span></p>

			<p style="font-weight: 400;">KARC Planning Consultants provided Construction Observation for the City of Middletown &#8220;Black Dirt Sewer&#8221; Project which consisted of the replacement of approximately 3,870 linear feet of existing gravity sanitary sewer trunk line, manholes, and sewer service connections.</p>
<p style="font-weight: 400;">The downstream end of the Sewer Trunk Line replacement began at the intersection of Monhagen Ave. &amp; Elm St. and ended at the new Presidential Park Elementary School, located in the City of Middletown, Orange County, New York.</p>
<p style="font-weight: 400;">Construction observation was completed by staff and included the preparation of daily reports, photographs of work completed and weekly summary of work completed to date, conformance with plans and updated schedule.</p>
