KARC Planning Consultants provided construction administration during the renovations of the 4th Floor of the Dutchess County Office Building at 22 Market Street in Poughkeepsie, NY.
KARC was responsible for scheduling and attending pre-construction meetings, weekly construction progress meetings with the County and all prime contractors until the punch list work is complete, recording and distributing meeting minutes for all pre-construction and construction progress meetings, distributing Revit model or CADD file to contractions upon request at no fee, visiting the site periodically to verify work is in compliance with the plans and specifications, recording site visits and observations in project journal and transmit to the County, informing the County of issues that require immediate attention or decisions to maintain the construction schedule without delays, preparing and maintaining submittal log for each Prime contact, reviewing submittals in a timely manner.
KARC was also responsible for reviewing Requests for Information (RFI’s) in a timely manner and maintain a log of all RFI’s, reviewing contractors’ payment requests prior to submission to the County, developing preliminary and final punch lists in consultation with the County, performing final inspection of all work including punch list completion, recording and transmitting notice of completion for each prime contact to the County, reviewing and compiling all necessary close-out documents including: warrantees, operations & maintenance manuals, owner’s manuals, etc. prior to final submission to the County, attending building and system commissioning and record results, compiling as-built or record drawings from each prime contractor, and verifying the accuracy of these documents and transmit to the County.
